Personal Marketing Plan
There are 2 parts to marketing farms, agricultural property and equestrian
estates. We first have to determine the highest and best use of the
property and then determine the buying audience in order to target them
effectively.
1. Determining the Highest and
Best Use
- Our team researches and analyzes the property's uses as well as the
property's limitations. We need to obtain the legal description, plat
map, title, acceptable zoning uses, soils, water rights, livestock (if any),
buildings and possible environmental hazards.
- We then research sales of similar and comparable properties during the
previous 1-2 year period and compare them with your property.
- Next we need to determine the subdivision possibilities to arrive at the
property's highest and best use to a buyer.
- We'll research and determine possible financing for the property or
financing problems the property may experience.
- And then help the seller establish a listing price and target audience.
2. The Marketing Campaign
While each marketing program we prepare is different and unique to the
needs of the seller and the property, our marketing always includes the
following:
- Prepare a detailed Property Portfolio including several full
color photos, detailed description of the property and buildings.
- Prepare and send out initial mailing to our targeted buyers, which often
include relocation contacts, personnel departments, doctors groups, lawyers
groups as well as horse enthusiasts and many other groups.
- Our team markets on 11 major Internet sites
as well as 25 or more specialty sites that are specific to equestrian
property, horse farms and agricultural property. You can click here

- An IPIX Virtual Tour of the property which can be mailed or
e-mailed to clients and will show up on many of the top web sites so
visitors can take a complete peak at your property in beautiful 360 degrees!
- Direct Mail Campaign: We have compiled
mailing lists of potential luxury property buyers, business owners,
executives, physicians and "out of area" realtors who specialize
in relocation of high end buyers. We send out copies of our brochures
and Property Portfolios to these buyers.
- Local Magazine and newspaper advertising.
We design a personal marketing program including consistent marketing and
advertising in the Real Estate Weekly, Homes PLUS magazine, the Morning
Call, Express Times, Parkland Press, East Penn Press, East Penn
Merchandiser, and out of area newspapers!
